MANLIUS, NY – Dr. Ray Casipit was not looking for real estate advice when he stepped inside a Westcott neighborhood spiritual shop in 2008.
But that is what he found when he struck up a conversation with a local psychic.
Casipit and his wife, Miranda, were looking for a new home that year. They had a list of three candidates.
One was the Heritage Homes' construction at 2068 Black Spruce Circle in Manlius. The five-bedroom, four-and-a-half-bathroom house was built on a hill.
None of this was known by the psychic.
“Choose the home on the top of the hill,” the medium suggested. “It has positive energy.”
The couple talked it over.
Miranda “liked big houses” and this one has 4,145 square feet of space to entertain and raise a family in.
Ray loved all the windows, the views of the evening’s sunsets, and private, “forest look” in the backyard where deer are frequent guests.
So, they chose that “home on top of a hill.”

And, to the psychic’s credit, it has all worked out very well.
“We have lots of family,” Casipit said, “and when they visit, they say how relaxed they feel, how they sleep better there.”
And why not?
“The open floor plan is good for parties,” Casipit said. “We had kids running all over the place.”
The beauty begins at the front door. After walking past a small, peaceful fountain and enjoying views of Syracuse from the hilltop location, guests enter the home and find its spacious layout on the first floor.
Beneath a towering balcony, you can look straight through to the sunlit family room, living room/study, and breakfast nook.
“There are a lot of windows,” he said. “The home is always well-lit.”
The family room has a gas fireplace, and Casipit calls the space the central gathering spot.
The breakfast nook is surrounded by windows where you can watch deer frolic in the backyard. Its beautiful ceiling continues into the chef’s kitchen.
The kitchen features a convenient spacious walk-in pantry, granite counters and island, lots of storage in cupboards and drawers, and stainless appliances. The large dishwasher is brand-new.
Additional first-floor rooms include a half bathroom, Casipit’s home office, which looks out onto the front lawn, and a laundry with a sink.
There are four bedrooms and three full bathrooms on the second floor.
The primary suite includes a gas fireplace, his-and-her closets and a private bathroom featuring a Jacuzzi-style tub and a large walk-in glass shower.
Two upstairs bedrooms share a jack-and-jill bathroom.
The lower level is partially finished. There is a bedroom, full bathroom, and bonus space. Casipit had an exercise room. Carpeting was removed in September and replaced by new premium luxury vinyl plank flooring.
That was one of many enhancements done this year for the home’s potential new owners.
Think of it as Casipit extending that “positive energy” forward.
“I did not want the new owners to have any headaches,” he said.
The house has new air-conditioning, sump pump, motor in the furnace, and its kitchen and bathroom cabinets have been refinished with new hardware installed.
A new Trex deck has been added to the private backyard, joining a peaceful gazebo.
The south-facing portion of the roof and lower section of the three-car garage door have also been replaced.
Casipit loves the quiet suburban neighborhood which is made up of doctors and other professionals with families.
Looking to downsize, he is selling the home he and Miranda have lovingly kept up for the past 17 years. They plan to stay in the area.
An open house is scheduled for Sunday, November 23, from noon to 2 p.m.
